What's happening
Erwin Architecture and Development has asked Mesa to rezone 2.4 acres at the northwest corner of East Thomas Road and North 54th Street. The Waffle Flower Warehouse Rezone would change the land from RS-90 (single residence) to LI (light industrial). The request also includes a site plan review and a special use permit. The plan calls for an industrial building of about 18,000 square feet. The Planning and Zoning Board recommended approval with conditions on a 7-0 vote on October 14, 2026.
Why it matters
The site is zoned RS-90 for single residences today, and land next to it carries both LI light industrial and RS-90 zoning. A final decision on the rezoning is still to come.
