Arizona's casita law and your city's rules
Arizona's accessory dwelling unit law (HB 2720), in effect since January 1, 2025, requires cities with more than 75,000 residents to allow accessory dwelling units on single-family lots. That includes Mesa, Gilbert and Chandler.
Smaller communities set their own rules. Queen Creek has its own accessory dwelling ordinance. Apache Junction updated its code in November 2024 to allow one accessory dwelling per single-family lot, up to 1,000 square feet or 75% of the main home, with long-term rentals allowed. The new Town of San Tan Valley adopted its first zoning ordinance ahead of its July 1, 2026 launch.

Can I build a casita on my property in Arizona?
In most cases, yes. Cities with more than 75,000 residents, including Mesa, Gilbert and Chandler, must allow accessory dwelling units under state law, and smaller communities like Queen Creek and Apache Junction have their own casita rules. HOA guidelines may add requirements, so we confirm what your lot allows first.
Can I rent out my casita?
It depends on your city and your HOA. Apache Junction, for example, allows long-term rentals of 90 days or more. We will check your city's code and your HOA documents during planning.
What is the difference between a casita and an addition?
A casita is a separate living space, usually detached, with its own entrance. An addition expands the main house. We can help you decide which fits your lot, budget and how you plan to use the space.
