RV and boat garages in Apache Junction
Apache Junction is one of the best places in the East Valley to build a large garage. On rural RS-GR lots, the city's code places no size limit on accessory buildings. On RS-54 lots, accessory buildings can be up to 2,000 square feet, or up to 5,000 square feet when the building meets the main home's setbacks, with a 20-foot height limit. Garages can even sit forward of the house.
Detached garages and workshops over 241 square feet follow the city's residential permit process, which we handle for you.
Casitas you can rent
In November 2024, Apache Junction updated its accessory dwelling rules (Ordinance 1556). A single-family lot can have one accessory dwelling of up to 1,000 square feet or 75% of the main home's size, whichever is smaller, up to 25 feet tall. Long-term rentals of 90 days or more are allowed, and there is no requirement that the occupant be a family member.
Building on Apache Junction land
Rural RS-GR zoning has a 1.25-acre minimum lot size, a 35-foot height limit, 40-foot front and rear setbacks, 20-foot side setbacks and 30% lot coverage. Horses are allowed on lots of 1.25 acres or more.
Every lot needs a close look at a few local details: which water provider serves the address, whether the lot is on sewer or septic, and whether it sits near a wash or in a FEMA floodplain. New homes in FEMA flood zones need elevation certificates, and the city's outdoor lighting code protects its dark night skies.
What is changing in Apache Junction
Superstition Vistas, roughly 275 square miles of State Trust land south and east of the city, has started to develop. The first communities there, Blossom Rock and Radiance, are planned for about 10,500 homes over the next decade. For buyers who want acreage and a custom home instead of a production house, the land around them matters more every year.
