Rezoning for 7,000-square-foot lots sought at Baseline and Recker

Southwest corner of Baseline Road and Recker Road, GilbertEarly plan

What's happening

Taylor Morrison has asked Gilbert to rezone land at the southwest corner of Baseline and Recker roads for homes. The request would change the zoning from GC (general commercial) and SF-43 (43,000-square-foot lots) to SF-7 (7,000-square-foot lots) with a PAD. It also includes a general plan amendment that would change the land use from commercial and low-density residential to a residential category allowing more homes per acre. A neighborhood meeting is set for November 9, 2026, at 6 p.m.

Why it matters

Neighboring land is zoned SF-43 (43,000-square-foot lots) and GC (general commercial). The proposed SF-7 zoning would allow lots of 7,000 square feet, much smaller than the nearby SF-43 lots.
