Harvest Grove mixed-use plan at Val Vista Drive and Germann Road

Southeast corner of Val Vista Drive and Germann Road, GilbertDecision made

What's happening

Harvest Grove is a proposed mixed-use project on 322.86 acres at the southeast corner of Val Vista Drive and Germann Road. The request would rezone land now zoned SF-15 (15,000-square-foot lots) and SF-35 (35,000-square-foot lots). The new zoning would allow regional and neighborhood commercial, multifamily housing at low, medium and high densities, and attached and detached homes. It also includes a minor General Plan amendment. The Planning Commission recommended approval with conditions on September 10, 2025.

Why it matters

The plan would replace large-lot home zoning on nearly 323 acres. Neighboring land is already zoned for regional commercial and for attached and detached single-family homes.
